What are Design Build Projects Really?
Design build projects are not always an apples for apples endeavor. Design build firms are often an umbrella over the different disconnected moving parts of a project. There are Design Build firms that have in-house construction project managers and hire independent architectural firms to prepare plans under their Design Build contract. There are Design Build firms that have in-house architects, in-house interior designers, in-house construction project managers and in-house Furniture Finishes Equipment services all under one roof. Multiple separate entities add a mark-up which is passed along to the client. When project delays happen, it’s obvious to the client that the moving parts aren’t in sync. Delays in your project mean delays in the plan that you put together for being available to do business. Pushing out a grand opening date creates a ticking clock. Lost opportunity cost is often left out of the P&L from the contractor’s perspective.
